Big highway pavers want big tonnage; a 30-space church lot bores them, and the quote shows it. The work, in the order lots usually need it
- Maintenance passes. Crack filling and sealcoating on a two-to-three-year cycle, plus full-depth patches where dumpster trucks and delivery vans have punched through. This is the cheapest year-over-year way to own a lot, and we'll put the cycle in writing so budgeting is a calendar entry instead of a surprise.
- Overlays. When the surface is spent but the base still carries load, a new lift of hot mix renews the whole lot at a fraction of reconstruction — usually the right economics for lots built in the 90s and 2000s that have been even loosely maintained.
- New paving and gravel conversions. Full-depth builds on new ground, with base thickness designed for what actually drives on it. The travel lane a garbage truck uses twice a week needs more section than the stalls that hold sedans — we design for the truck, not the average.
- Striping and layout. Fresh lines on new or sealed asphalt: stalls, arrows, fire lanes, and accessible spaces with marked aisles laid out to current standards. A re-stripe alone, on a sound surface, is the cheapest facelift a business can buy.
How churches and small businesses usually phase it
Budgets are real, so lots don't have to be all-or-nothing. A common sequence we quote: year one, patch the failures and seal the whole surface so deterioration stops; year two or three, overlay the worst travel lanes; stripe last so the lines land on the newest asphalt. Splitting work this way spreads the spend across budget years while the lot improves every season instead of sliding backward. For congregations, we schedule around services and events as a matter of course — most lot work happens on weekdays while the building is quiet.
